In March 2020 O'Neill Associates made a successful application to vary conditions on Cocoa Works, achieving a further 21 apartments with amendments to the mix of house type and tenure.
Until 2006 the Cocoa Works site formed part of a dense cluster of multi-storey chocolate factory including a number of buildings which dated from the Victorian era. Following relocation of Nestle from the site the the majority of factory buildings had been cleared. Leaving sections of the traditional Cocoa Works factory still standing.
In 2017 O'Neill Associates achieved planning consent at Committee on behalf of Latimer, the private sale arm of Clarion Housing Group, for the conversion and extension of these remaining buildings to form 258 no. apartment and flexible community space with plans for a new convenience store.
Through the success of the most recent application the scheme has been able to achieve implementation and will deliver significant improvements to the character of the conservation area and make an important contribution to the York housing supply.
